Restore or Replace? Here’s the Honest Answer

Not every tired roof needs a restoration, and not every restoration is worth doing. Before you spend a cent, it’s worth knowing which side of the line your roof sits on. Here’s how we assess it.

A restoration is the right call when:

• Your concrete or cement tiles are structurally sound but looking tired
• The roof has surface wear — faded colour, moss, lichen, general grime
• Ridge capping is cracked or the pointing has perished, but the tiles themselves are good
• Only a handful of tiles are broken or slipped
• The roof is still watertight underneath — it just needs protecting and freshening up
• You’re preparing to sell and want maximum kerb appeal for minimum spend

Replacement is the smarter spend when:

• Your tiles are cracking, delaminating or crumbling across the roof (cement fatigue) — coating a failing tile only hides the problem
• You have persistent leaks that aren’t just failed pointing — failed tiles or perished sarking need more than a coat of membrane
• There’s sagging or structural movement in the battens or roof line
• The roof has already been coated once or twice and is failing again
• The roof is at the 40-year mark — most tile roofs in Sydney’s older suburbs are now reaching the end of their service life, and restoration only buys a short reprieve
• The cost of restoration plus the repairs it’ll need soon starts to approach the cost of doing it once, properly
